    • Can I use bill pay from my bank to pay?

      “Yes, you would need your account number and payment mailing address (Seaire Master HOA P.O. Box 161267 Altamonte Springs, FL 32716‑1267) to set up your Bill Pay with your bank.”

    • Can I set up automatic payment?

      Yes, you can choose either Autodraft (no processing fee and allows checking/savings accounts only) or Recurring Payments (a processing fee applies and it allows payment by credit card or bank account).

    • Do I need approval for exterior modifications?

      Yes, any changes to the exterior of your home require an application to be submitted for approval. Submit all ARC requests through the Vantaca resident portal by selecting Requests from the left-hand menu and choosing ARC Request. Complete the form, attach any required documents, and submit.
      Please allow up to 30 days for review and approval.

    • HOA vs CDD

      A CDD (Community Development District) is a local government entity that finances, builds, and maintains major community infrastructure, with fees collected through your property tax bill. An HOA (Homeowners Association) is a private organization that enforces community rules and maintains neighborhood standards, funded by dues paid directly by homeowners. While the CDD handles large-scale infrastructure and long-term maintenance, the HOA manages day-to-day operations, community rules, and neighborhood aesthetics—many communities have both, each serving different roles.

      On the 1st of each quarter

    • How do I pay my CDD fees?

      CDD fees are assessments collected through your annual property tax bill, and they help pay for long-term operations and maintenance infrastructure and bond repayment. You can find a copy of your tax bill by going to https://county-taxes.net/fl-lee/property-tax.

    • Renter policies

      No short term rentals are permitted, all leases must be a minimum of 6 months.

    • Pet policies

      No more than 2 dogs and/or cats per household.
